Stop Foreclosure Wisconsin

If you are two or three months behind in your mortgage, chances are
you will face foreclosure. If you have knowledge of the system you can
prevent foreclosure and keep your home. In Wisconsin foreclosure law
requires filling of a lawsuit to obtain court order to foreclose. In
Wisconsin a lender has a time limit of 90 days to initiate foreclosure. On
the first day Lender will mail the notice to the judge and verify the period
of redemption. In this period you can stop foreclosure in Wisconsin by:

" Special forbearance - in which lender provides you a
temporary reduction or suspension of your payments.
" Mortgage modification - in this you refinance the debt and
extend the terms of your loan.
" Pre foreclosure sale - in this you avoid foreclosure by selling
your property.
" By transferring the deed in lieu of foreclosure - in this you
transfer the property to the lender instead of fighting against him.
" Filing for bankruptcy

If you do not take action during notice period the court will set the date
for auction. Six week prior to the auction a notice of foreclosure will be
served to the owner and public. Wisconsin law requires that notice of
auction must be published and delivered to the property owner. The
notice must contain the details of property, time, date and place of
auction. Once the notice is published, posted and delivered, the auction
is held on the given date. If the minimum bid is achieved the property
goes for sale. A date of motion is setup for the confirmation of sale. In
Wisconsin the owner has the right to redeem the property. If the court
does not confirm the sale of property, the borrower can redeem the
property within 12 months by paying the amount of highest bid at the
auction and interest.
